Abstract (eng): | The objective of this thesis is to study what information property management and maintenance organizations need for the renovations and upkeep of the property. The study looks into the possibilities of providing the needed information by utilizing the building information models (BIM) created during the life cycle. The study is executed with a constructive research method that emphasizes a targeted state constructed from empirical data. In the formed target, BIM assists in property management tasks of public¬-private partnerships (PPP). The target contains information needs and work method requirements. Operations needed in order to reach the target state are also proposed to NCC Rakennus Oy. The findings of the thesis indicate that BIM offers great opportunities for improving the information management of PPPs. The models enable information to be more effectively found, documented and reported. In addition, the information is as-built and effortless to distribute from one, centered location to all involved parties. A fundamental part of property management is that the information is searchable with keywords and visually from a model. The information accumulated during design and construction can be handed over when transitioning to operation and maintenance phase in the life cycle. |
Abstract (fin): | Tämän diplomityön tavoitteena on tutkia, millaista ja mitä tietoa kiinteistöjen käyttö- ja ylläpito-organisaatio tarvitsevat kiinteistön elinkaaren aikaisiin ylläpito- ja korjaustoimiin. Lisäksi tutkitaan, miten tarvittava tieto voitaisiin tarjota hyödyntämällä elinkaaren aikana tuotettuja tietomalleja. Tutkimus toteutetaan tavoitteita painottavalla konstruoinnilla, jonka oleellinen osa on tutkimusaineiston pohjalta konstruoitu tavoitetila. Muodostetussa tavoitetilassa tietomallit ovat apuna elinkaarihankkeiden kiinteistöjohtamisen tehtävissä. Tavoitetila sisältää sekä tietotarpeet että toimintatapojen vaatimukset. NCC Rakennus Oy:lle annetaan myös ehdotuksia toimenpiteistä, joilla tavoitetila saavutetaan. Tulokset osoittavat, että tietomallit tarjoavat paljon mahdollisuuksia parantaa elinkaarihankkeiden tiedonhallintaa. Ne mahdollistavat tehokkaamman tiedon löytämisen, dokumentoinnin ja raportoinnin. Lisäksi tieto vastaa toteutunutta rakennusta ja se on helposti jaettavissa keskitetysti yhdestä paikasta kaikille osapuolille. Oleellista kiinteistön ylläpidossa on, että tarvittavia tietoja voidaan hakea sekä hakusanoilla, että visuaalisesti pohjakuvasta tai 3D-mallista valitsemalla. Siirryttäessä rakentamisesta käyttö- ja ylläpitovaiheeseen on aiemmissa elinkaaren vaiheissa kerrytetty tieto suoraan luovutettavissa hyödynnettäväksi ylläpitoon. |
