Logging on to the customer computers

  • Aalto University staff members log on to the customer computer using the Aalto username and password.

Opening a thesis

  • On the desktop of the customer computers, you will find an icon titled:

    Aalto Thesis Database

  • Click on the icon to search for and open the thesis you are looking for from Aaltodoc database. You can find the thesis file by clicking the link on the OEV or OEVS field.

Reading the thesis

  • You can either print the thesis or read it on the customer computer screen.
  • You cannot save the thesis file on a flash drive or email it.
  • You cannot copy text or images from the file.
  • You cannot edit the file.

Printing the thesis

  • You can print the thesis for your personal study or research use.
  • Aalto University students and staff members may print black-and-white prints on the PrintingPoint devices when using the computer with personal Aalto username and password. Color printing is possible using the printer u90203-psc3, which is located near the customer service. Color printing is subject to a charge to Aalto University students and staff members.
  • Other customers can use the printer u90203-psc3. All printing is subject to a charge to non-University members.

Abstract (eng): Construction management is a type of project contracting.
Over the last few years construction management has increased its share of the total number of construction projects in Finland.
It is typical for construction management not to have end users for all the premises of the building when the construction starts.
End users that have been in the project from the beginning and end users that become part of the project during the construction phase have requirements towards their premises.
Some of the requirements create problems to the project's time schedule and costs.

The purpose of this research was to find good practices and tools for challenges in end users' requirements management.
The primary objective of this research was to develop a process description for management contracting builder in the renovation of office building and business premises buildings.

Research material consisted of literature, interviews and researches of observation project.
Central part of this research was an observation project which was executed using management contracting.
The observation project illustrated that the problems in users' requirements management are mainly related to developer's ability to manage a project and design, to the starting levels of the designs and to the settlement of the costs of users' requirements.
Interviews and discussions with experts were resources in exploring the problems in users' requirements management and problematical aspects in current users' requirement management that should be developed.

In the research it was revealed that extra and modification works from the users' requirements leads to a high risk of the whole construction project's time schedule to delay.
A successful management of the process will not only reduce the risk of time schedule, but also reduces the risk of extra costs.
In the research it was also revealed that the most critical phases in the process are the gathering of source information at the right time, problems in the decision-making process, problems in the design management and problems in the settlement of modification and extra works.

The new process for the user's requirements management was developed based on the problems that turned up in present methods.
In the new process have been taken the construction management's demanded co-operation and customer-centered thinking into account.
Based on the test method used in the research, it can be concluded that the process description is appropriate and fulfils its objectives.
Abstract (fin): Projektinjohtorakentaminen on rakennushankeen järjestysmuoto, jonka käyttö hankkeissa on viime vuosina lisääntynyt.
Projektinjohtorakentamiselle on tyypillistä, ettei rakentamisvaiheen alkaessa kohteen kaikille tiloille ole tiedossa käyttäjää.
Hankkeen alkuvaiheesta asti mukana olleiden käyttäjien ja hankkeen rakentamisvaiheessa mukaan tulleiden käyttäjien haluamat muutokset tilaominaisuuksille luovat hankkeissa ongelmia sekä aikataulullisesti että kustannuksellisesti.

Tutkimuksen tarkoituksena oli pyrkiä löytämään hyviä toimintatapoja sekä työkalu käyttäjämuutosten hallinnan ongelma- ja haastekohtiin.
Tavoitteena oli kehittää käyttäjämuutosten hallintaan prosessikuvaus projektinjohtourakoitsijan toimintaohjeeksi liike- ja toimitilakohteisiin korjausrakentamisessa.

Tutkimusaineistona käytettiin kirjallisuutta, haastatteluja sekä tutkimustyöntekijän havaintoja tutkimuskohteesta.
Tutkimuksen keskeisenä osana oli havainnointitutkimus projektinjohtourakoinnilla toteutetusta hankkeesta.
Tutkimuskohde osoitti, että ongelmat käyttäjämuutosten hallinnassa liittyvät pääosin suunnitelmien lähtötasoon, tilaajan kykyyn hallita projektia ja johtaa suunnittelua sekä käyttäjämuutoksista syntyvien lisäkustannusten sopimiseen.
Haastatteluiden avulla tutkimuksessa pyrittiin setvittämään laajemmin käyttäjämuutosten hallintaan liittyviä ongelmia ja löytämään nykyisten toimintatapojen ja projektinhallinnan puutteet sekä mahdolliset parannusehdotukset.

Tutkimuksessa selvisi, että liike- ja toimitilakohteiden käyttäjämuutoksista syntyvät lisä- ja muutostyöt kasvattavat huomattavasti aikataulu- ja kustannusriskiä.
Lisäksi tutkimuksessa selvisi. että prosessin kriittisimmät pisteet ovat lähtötietojen saaminen, päätöksentekokyvyttömyys, lisä- ja muutostöistä sopiminen sekä suunnittelun ohjaus.
Näiden ongelmien perustella kehitettiin prosessikuvaus, jossa on otettu huomioon projektinjohtourakan vaatima yhteistoiminta ja asiakaslähtöisyys.
Yhteenvetona prosessikuvauksen onnistumisesta ja tarkoituksenmukaisuudesta voidaan tutkimuksessa käytetyn testausmenetelmän perusteella todeta, että prosessikuvaus täyttää sille asetetut tavoitteet.
