| Abstract (eng): | The purpose of corporate real estate management is to add value to the core business of the company. For a company, real estates are typically the second largest individual expense. Simultaneously, often office spaces are not designed to fully support employees working. Moreover, office spaces are significant amount of time unused in knowledge based organizations due to employees being more mobile. In order to reduce real estate costs and to create working environments that supports employees working and thus adds value to the core business, many organizations have moved to activity based offices and desk sharing. This master thesis examines how efficiently Finnish organizations use their office space. Furthermore, this master thesis examines employees' opinions of their office space. The purpose is to find out does the physical work setting has an effect to the well-being or satisfaction of the employees. This study is based on a literature review and a case study of a sample of Finnish organizations. The case study is conducted in a comparative way. The purpose of the compara-tive study is to compare different types of offices based on space efficiency and employees' opinions. Key findings of this study include that there is remarkable potential to optimize the use of space. The work seats are remarkable portion of office hours unused. Moreover, based on the sample of organizations, more efficient use of space and activity based offices didn't cause more dissatisfied employees or affect negatively to the well-being of employees. However, solely a strategy that pursuits to the reduction of office costs, might have other negative impacts to the employees and thus different organizations should be examined more detailed. |
| Abstract (fin): | Strategisella toimitilajohtamisella pyritään luomaan lisäarvoa yrityksen ydinliiketoiminnalle. Toimitilat ovat yritykselle tyypillisesti toiseksi suurin yksittäinen kuluerä. Samanaikaisesti tietotyötä tekevissä organisaatioissa toimistojen tilat ovat tyypillisesti hyvin paljon työpäivän aikana tyhjänä työntekijöiden ollessa yhä liikkuvampia. Lisäksi usein toimistoja ei ole suunniteltu työntekijöiden työskentelyä tukeviksi. Ratkaisuna edellä mainittuihin, monet organisaatiot ovat siirtyneet yhä enemmän monitilatoimistojen ja jaettujen työpisteiden maailmaan. Monitilatoimistoilla pyritään tehokkaampaan tilankäyttöön sekä työntekijöiden työskentelyä tukevan työympäristön luomiseen, joilla voidaan luoda lisäarvoa yrityksen ydinliiketoiminnalle. Tämän diplomityön tarkoituksena on tarkastella, miten tehokkaasti suomalaiset organisaatiot käyttävät toimistotilojaan. Lisäksi tavoitteena on tarkastella miten näissä toimistotiloissa työskentelevät henkilöt kokevat työympäristönsä ja selvittää onko toimitilaratkaisulla vaikutusta työntekijöiden hyvinvointiin tai tyytyväisyyteen työympäristöönsä. Diplomityön tutkimusmenetelmänä toimii kirjallisuuskatsaus sekä empiirisen osion tapaustutkimus, jossa selvitetään rajatun otoksen toimistotilojen käyttöä sekä henkilöstön mielipidettä työympäristöstään. Tapaustutkimuksessa yhdistyy myös vertaileva tutkimus, jossa verrataan erilaisia toimistotyyppejä keskenään. Tutkimuksessa saatiin selville, että toimistotiloissa on merkittävää potentiaalia tehostamiseen tilankäytön näkökulmasta. Toimistojen työpisteet ovat merkittävän osan työpäivästä tyhjillään. Lisäksi tutkimuksen otoksen perusteella tehokkaampi tilankäyttö ja monitilatoimistot eivät näyttäneet vaikuttavan negatiivisesti henkilöiden tyytyväisyyteen tai hyvinvointiin työympäristössä. Kuitenkin tutkimuksessa otettiin kantaa siihen, että pelkkä tilankäyttöön tehostava strategia saattaa aiheuttaa myös muita haittavaikutuksia, jonka takia organisaatioita tulisi tutkia enemmän tapauskohtaisesti. |
