Abstract:The commercial housing price is still too high compared with the average resident income in the large and middle cities in China. Besides the lagged sense of consumption and the incomplete reform of housing system, some items included in the commercial housing cost are not fixed rationally. Some examples are as follows: In house reform compensation for land expropriation, there are more administrative agreements and less market competition and, there is no unified compensation standard. In stead, it's too flexible with too many manmade factors. And, there is too complicated variety of costs including such as infrastructural cost and a mix-up of the management of charge collection practice. Some taxes set are not in favor of the redistribution principle. The components of the commercial housing cost should be regulated.
