Abstract:This paper discusses the significance of developing mortgage-backed securities (MBS) in China from the following three aspects: 1.MBS financing mode is the objective demand of China's real estate development. MBS has stronger mobility so that it can cut apart the huge value congealed on real estate goods and transform it into transferable securities which then will be sold to small-amount investors, thus raising funds quickly. 2.MBS financing mode is also the objective demand of development China's financial industry. In the course of financing, commercial banks can not only transform the assets with poor mobility into floating assets but also serve as service companies for making a profit. 3.MBS has significance in easing inflation and stablizing securities market.
