Abstract:1. The influence of population change on demand for housing commodity. It is expressed first as the different demands for housing commodity in the different stages of family life course and second as the demand for apartment houses for the elderly in the course of urban population ageing. 2. The influence of migration on demand for housing commodity. Generally-speaking, the population change of a city in quantity is decided by the inflow and outflow of the population in that city in a given period. At present, the population variable factors influencing the demand for housing commodity in urban area are mainly the inflow of labourers working on public projects and students' entering school, which result in demand for apartment houses for labourers and students. It is more true of large cities like Beijing and Shanghai.
