Tiivistelmä:The presented empirical analyses provide the evidence necessary for examining the cost-effectiveness of new, thermal efficient houses. This issue is explored by deriving the implied rate of return, or household discount rate, for the energy efficiency investment. The other issue relates to the cost-effectiveness of these improvements from the perspective of the utility. Based on the observed behaviour of households, the empirical analyses in the study suggest that homebuyer willingness to pay for the model conservation standards features of a new house is consistent with economic expectations, and that doubts about the efficient functioning of the real estate market are unfounded.
