Tiivistelmä:In the period of the transition of ownership, the issue of location characteristics is becoming discussed. According to the privatisation legislation, the building ground price is expected to be the result of the land use opportunities.In our research work, we tested if this was considered in the privatisation legislation.Therefore the location analysis of retail in Republic of Slovenia (RS) in 1989 is done.The analysis was performed on two levels.At the macro level, a test for nonhomogeneity of three groups of the settlements with respect to the business efficiency of the shops was done.At the mezzo level, a test for differences in opportunities for shops in the zones for four of the biggest towns in RS was performed.The groups of the settlements and the zones for the estimation of building ground prices are legally adopted in the privatisation legislation.They were expected to be the result of the land use opportunities.The rank of the settlements was found correct, but the rank of the zones for the building ground prices has not been determined properly by lawgiver.For better decisions and better estimation of spatial opportunities, the computer assisted data on real estate users are necessary.
