| Tiivistelmä (fin): | Tämän diplomityön tarkoituksena on ollut selvittää Espoossa sijaitsevan Keran asemanseudun täydennysrakentamista ja mahdollista uudiskäyttöä. Nykyisellään aseman ympäristössä sijaitsee pääsiassa teollisuuden ja logistiikan toimintoja. Nämä toiminnot ovat kuitenkin siirtymässä alueelta pois lähitulevaisuudessa, noin kymmenen vuoden kuluessa. Alue sijaitsee hyvällä paikalla Kehä II:n ja rantaradan risteyskohdassa. Kerasta on tällä hetkellä vain 16 minuutin junamatka Helsingin keskustaan. Nämä lähtökohdat huomioiden työn tavoitteena on suunnitelma, joka toteutuessaan mahdollistaa palvelu- ja työpaikkaomavaraisen, noin 6000 asukkaan uuden asuinalueen aivan radan ja aseman vierelle. Alueen suunnittelussa on otettu tavoitteeksi pyöräilyyn ja kävelyyn kannustavan kaupunginosan luominen kaupunkikuvan ja -rakenteen keinoin. Keskeisenä tavoitteena on myös ollut toteuttaa kävelyetäisyydelle asemasta mahdollisimman monipuolisia asumisen vaihtoehtoja siten, että alueelta löytyy asunto erityyppisiin elämäntilanteisiin. Suunnittelutyön ratkaisut perustuvat alueen historian ja nykytilanteen analyysiin, joka on tehty olemassa olevien aineistojen, karttojen ja maastokäyntien pohjalta. Lopputuloksena työ esittää yhden vaihtoehdon siitä, miten Keran asemanseutu voitaisiin tulevaisuudessa ottaa käyttöön pääsiassa asumiselle siten, että se selkeästi eheyttää yhdyskuntarakennetta ja houkuttelee kestävän kehityksen mukaiseen elämäntapaan. Suunnittelualueen koko on noin 61 hehtaaria ja esitettykoko rakennusoikeus noin 479 800 kerrosalaneliömetriä, josta asumista on noin 309 500 k-m2. Näin ollen aluetehokkuus on 0,79 ja oletettu asukasmäärä 6190 asukasta (1 asukas/50 k-m2) Lisaksi työ osoittaa Keran alueen olevan rakennemuutoksen edessä ja perustelee miksi alue tulisi ottaa käyttöön asumiselle. Johtopäätöksenä todetaan myös, että rakennemuutos tulee todennäköisesti pitkällä aikavälillä leviämään vielä tässä työssä suunnitellun alueen ympärille siten, että lopullinen asukasmäärä aseman vaikutusalueella voisi olla noin 13 000 asukasta. Tämä diplomityö on tehty tilaustyönä Espoon kaupungille. Se toimii keskustelun ja mahdollisen jatkosuunnittelun pohjana Keran asemanseudun maankäytön kehittämistä ajatellen. Alue on kehittämiskohteena Espoon kaavoituksen työohjelmassa 2012. Tähän liittyen työ on esitelty Espoon kaupunkisuunnittelulautakunnalle kesällä 2012. |
| Tiivistelmä (eng): | The aim of this master's thesis has been to examine the possibilities of reuse and infill building in the station area of Kera in Espoo. At present mostly functions of different industries and logistics lie around the station area. These actions are however moving away from the area in the near future, approximately in ten years. The area is located well in the crossroad of Ring II -highway and the railway of Turku - Helsinki. By now it takes only 16 minutes by train to the centre of Helsinki. Thus the target of this work is a design that enables a self-sufficient area of 6000 new residents precisely close to the station, if actualized. Another aim of the design has been the encouragement for cycling and walking in the area by means of cityscape and -structure. In the main focus has also been the idea of serving different types of apartments for different kind of life situations in the area, so that you always have a walking distance to the station. The solutions of the design are based on the analysis of the history and present of the area. The analysis on the other hand is based on current literature material, maps and site visits on the area. The final result shows one possible way of how the Kera station area could be used for residential purposes in the future so that the urban structure becomes less fragmented and the area persuades its residents into a more sustainable way of living. The size of the design area is about 61 hectares and the permitted building volume is approximately 479 800 floor square meters of which 309 500 floor square meters are meant for residential purposes. Thus the effectiveness of the area is around 0.79 and the estimated number of new residents is 6190. Furthermore the thesis work concludes that the area of Kera is facing a structural change in its land use and shows the reasons why the area should be changed into a neighbourhood. Another conclusion of the work is the spreading 'of the structural change that will take place further around the now presented design area. This leads to a possibility of 13 000 residents in the area in the long run. This master's thesis is made by the subscription of the city of Espoo. It operates as a basis for further discussion and planning for the development of Kera station area. The area is included in the city planning review 2012 of Espoo. This'd6sign has also been introduced to the Espoo board of city planning in the summer of 2012. |
