Abstract (eng): | There have been major structural changes in the Finnish economy since 1990. In this study office demand may be understood as office space in use. The office demand has increased between 1990-2003 approximately 1,5 Mm2 (27 %) in Helsinki Metropolitan Area. In the year 2003 office demand was approximately 7 135 000 m2. The aim of this study is to find out the structural changes in Helsinki Metropolitan Area office demand. There is no statistical information regarding the structure of office demand in the area. In this study I have developed a new method to find out the structure of office demand. This method is based on employment statistics from Statistics Finland. This research uses two different distributions by branches in the area. The biggest office user branches in the year 2000 were (K) Real Estate, renting and business activities, and more detailed distribution: (751) Administration of the State and the economic and social policies of the community. Actually there is only one variable between office demand and office employment; use of office space per worker. Average use of office space per person in the year 2000 was 29 m2 o Office demand has increased in most of the branches in the 1990' s. Information technology sector accounts approx. 670 000 m2 (43 %) of office demand increase in the area. There is also few branches, for example (651) Monetary intermediation, whose office demand has decreased approx. 130 000 m2 . Some of the structural changes in office demand can be explained with outsourcing development. Attached with structure and dynamics of office demand this research studies structure and dynamics of value adding in the area. The biggest changes in value adding in the period 1975-2002 was in (1) Transport, storage and communication (+ 470 %) branch. Changes in value adding have been reflected in office demand within 1-2 years delay. |
Abstract (fin): | Suomen talouselämässä tapahtui merkittäviä rakennemuutoksia 1990-luvun aikana. Toimistokysynnällä tarkoitetaan tässä tutkimuksessa alueella käytössä olevaa toimistotilaa, eli toimistotilojen nettokäyttöä. Pääkaupunkiseudun toimistokysyntä on kasvanut vuosien 1990-2003 välisenä aikajaksona no in 1,5 Mm2 (27 %). Vuonna 2003 pääkaupunkiseudun toimistokysyntä oli noin 7 135 000 m2. Tämä työ tutkii 1990-luvulla tapahtuneita toimistokysynnän rakennemuutoksia pääkaupunkiseudulla. Toimistokysynnän rakenteesta ei ole olemassa valmista tilastoa, joten pääkaupunkiseudun toimistokysynnän rakenteen ja sen dynamiikan tutkimiseksi on tässä tutkimuksessa kehitetty oma Tilastokeskuksen työvoimatilastoihin perustuva menetelmä. Tutkimuksessa toimistokysynnän rakennetta tutkitaan kahdella eri Tilastokeskuksen toimialaluokituksella. Suurin toimistotyöntekijöitä työllistävä kirjaintason toimiala oli vuonna 2000 (K) kiinteistö-, vuokraus- ja tutkimustoiminta ja kolminumerotason toimialoista suurin oli (751) julkishallinto. Toimistotyövoiman ja toimistokysynnän välissä on oikeastaan vain yksi muuttuva tekijä: työpaikkaväljyys (TPV). Vuonna 2000 pääkaupunkiseudun toimistotilojen TPV:n keskiarvo oli noin 29 m2 Pääkaupunkiseudun toimistokysyntä on 1990-luvulla kasvanut useilla toimialoilla. Kasvusta noin 670 000 m2 (43 %) voidaan selittää informaatioteknologian toimialojen kasvulla, mutta samalla ajanjaksolla esim. pankkitoimialan toimistokysyntä on laskenut noin 130 000 m2. Pääkaupunkiseudun toimialoilla tapahtunutta rakennemuutosta voidaan selittää myös toimintojen ulkoistumisella, jolloin sama työ siirtyy toisen toimialan yritykselle. Tutkimuksessa selvitettiin toimialojen työllisyyden ohella toimialojen arvonlisäyksen kehitystä 1975-2002 ajanjaksolla. Toimialoista (I) kuljetus, varastointi ja tietoliikenne toimialan arvonlisäys oli kasvanut ajanjaksolla eniten (+ 470 %). Pääkaupunkiseudun arvonlisäyksen muutokset ovat 1990-1uvulla heijastuneet noin 1-2 vuoden viiveellä työllisyyden muutoksiin. |
