Abstract (eng): | The background of the study consist of the development of the indirect real estate investment. Main objective of the study was to describe the role of the real estate investments (direct and indirect) as part of the portfolio of the institutional investors and the development in the near future. Sub goals were to explain the development of the real estate market, define the factors which affect to the changes of the real estate allocation and clarify the changes of the real estate investments of the Finnish institutional investors. Methods were Semi-structured interviews , questionnaires and literature. This study is more inductive than deductive research. This study might be clarified as the explorative study. Results were proving following. International real estate market has been developed rapidly during last years. This phenomenon has influenced also to Finnish property market. Finnish institutional investors have been important group in the Finnish property market despite of the several new international investors in Finland. Real estate investment is the asset class which provides stable return and stabilize the portfolio. Conclusions of the study were that Finnish institutional investors will increase their real estate investments in the future because real estate allocations will be kept in the same level in the future and the pension funds will increase from 15 to 20 years. The increase of the real estate investment portfolio will be done mostly via indirect real estate investment instruments. Approximately 30-50 % will be invested to Finland and 50-70 % to abroad. The real estate portfolios of the Finnish institutional investors will be approximately double sized during the following 15 to 20 years. Practical contribution of the study is that it has described the development of the real estate market, how these changes might affect to different players in the real estate business and which factors are important in the investment process of the real estate funds. |
Abstract (fin): | Kiinteistösijoittaminen on kehittynyt Suomessa nopeasti viime vuosien aikana. Erityisesti on kehittynyt välillinen kiinteistösijoittaminen. Tutkimuksen tavoitteena oli selvittää suomalaisten institutionaalisten sijoittajien kiinteistösijoitusten roolia sijoitussalkussa ja niiden kehittymistä tulevaisuudessa. Tavoitteen saavuttamiseksi tarkasteltiin myös kiinteistömarkkinoiden kehittymistä ja siihen vaikuttaneita tekijöitä, selvitettiin mikä on institutionaalisten sijoittajien prosentuaalinen kiinteistöallokaatio ja miten institutionaalisten sijoittajien kiinteistösijoitukset tulevat muuttumaan vuosien 2006-2015 aikana ja erityisesti miten välilliset kiinteistösijoitukset tulevat kehittymään suomalaisten institutionaalisten sijoittajien salkuissa. Tiedonkeruumenetelminä käytettiin teemahaastatteluja ja kyselyjä. Tutkimus osoitti, että kansainväliset kiinteistömarkkinat ovat kehittyneet nopeasti viimeisten vuosien aikana. Suurimpana tekijänä voidaan nostaa esiin kiinteistövarallisuuden hyväksyminen kolmanneksi omaisuusluokaksi osakkeiden ja joukkovelkakirjalainasijoitusten rinnalle sijoittajien portfolioissa. Suomen kiinteistömarkkinat ovat kansainvälistyneet nopeasti viime vuosien aikana. Suomen kiinteistömarkkinoilla merkittävinä toimijoina ovat kuitenkin edelleen suomalaiset institutionaaliset sijoittajat. Ne ovat viimevuosina tehneet noin puolet kaupallisten kiinteistömarkkinoiden transaktioista. Tutkimustulosten perusteella kiinteistösijoitukset ovat omaisuusluokka, joka tasapainottaa sijoitussalkkua pitkällä aikavälillä. Kiinteistöjen tuotto asettuu joukkovelkakirjalainojen ja osakkeiden väliin ja ne ovatkin usein koko sijoitussalkkua tasapainottava sijoitusinstrumentti. Tutkimuksen perusteella voidaankin tehdä se johtopäätös, että institutionaalisten sijoittajien kiinteistösijoitukset kasvavat, koska nykyiset kiinteistöallokaatiot aiotaan säilyttää eläkerahastojen kasvaessa. Uusista kiinteistösijoituksista melkein kaikki sijoitukset tullaan tekemään välillisesti, joista 30-50 % Suomeen ja 50-70% ulkomaille. Käytännön hyötynä on se, että lukijat voivat tarkastella miten kiinteistömarkkinat ovat kehittyneet, mitä muutokset tarkoittavat kiinteistöliiketoiminnan eri osapuolille ja mitä eri asioita institutionaalisten sijoittajien edustajat huomioivat kiinteistörahastoja valittaessa. |
