Logging on to the customer computers

  • Aalto University staff members log on to the customer computer using the Aalto username and password.
  • Other customers log on using a shared username and password.

Opening a thesis

  • On the desktop of the customer computers, you will find an icon titled:

    Aalto Thesis Database

  • Click on the icon to search for and open the thesis you are looking for from Aaltodoc database. You can find the thesis file by clicking the link on the OEV or OEVS field.

Reading the thesis

  • You can either print the thesis or read it on the customer computer screen.
  • You cannot save the thesis file on a flash drive or email it.
  • You cannot copy text or images from the file.
  • You cannot edit the file.

Printing the thesis

  • You can print the thesis for your personal study or research use.
  • Aalto University students and staff members may print black-and-white prints on the PrintingPoint devices when using the computer with personal Aalto username and password. Color printing is possible using the printer u90203-psc3, which is located near the customer service. Color printing is subject to a charge to Aalto University students and staff members.
  • Other customers can use the printer u90203-psc3. All printing is subject to a charge to non-University members.

Abstract (eng): The purpose of this thesis was to create a risk map presenting risks and risk management tools of property manager focusing on the foreign client ships.
The main research question is: How can property manager manage risks in foreign client ships?

During the research process was found out that the personnel related risks are the most crucial risks in the foreign property management client ships.
Especially changes in personnel were seen as huge risk effecting simultaneously to several factors, such as profitability and quality of the service.
It became clear that the satisfaction and the well-being of the employees are important factors when managing personnel related risks.

The study was carried out by a literature review and a multiple case study.
The first part of the study is a literature review which discusses third party property management as well as the theory of risk and risk management.
In the first half of the literature review the concept of property management and its tasks is handled and in the second half the general risk management tools are presented.
A theoretical framework is being created based on the literature review.
In the second part of the study the theoretical framework is tested by a multiple case study method.
The risks and risk management tools of four different foreign property management client ships of Newsec Asset Management Oy are being studied.

The study presents a risk map including risks and the common risk management tools within different risk categories.
The risk categories are damage risks, personnel risks, operative risks and business environment risks.
Property managers can use the risk map in their risk management process.
The risk map offers a good starting point to a property manager or property management company wanting to manage and control the risks in the property management business.
Abstract (fin): Tämän diplomityön tarkoituksena on luoda riskikartta, joka esittää ulkomaisissa kiinteistöjen hallinta asiakkuuksissa piileviä riskejä ja niitä vastaavia riskien hallintatyökaluja.
Tutkimuksen päätutkimuskysymyksenä on: Kuinka kiinteistöpäällikkö voi hallita riskejä ulkomaisissa asiakkuuksissa?

Tutkimuksen aikana tuli esille, että henkilöstöön liittyviä riskejä pidettiin oleellisimpana riskiluokkana ulkomaisien kiinteistöjen hallinta asiakkuuksien ollessa kyseessä.
Erityisesti henkilöstövaihdoksiin liittyvät riskit koettiin kaikista suurimmiksi, sillä yhdenkin henkilön vaihdoksella on useita vaikutuksia, mm. asiakaskannattavuuteen ja tuotettavien palveluiden laatuun.
Haastateltavat toivat esille useita riskien hallintakeinoja henkilöstöriskeihin liittyen, joista oleellisimpina työkaluina pidettiin työntekijöiden hyvinvointiin, jaksamiseen ja tyytyväisyyteen liittyviä tekijöitä.

Tutkimusmenetelmänä tässä diplomityössä käytettiin kirjallisuuskatsausta ja usean tapauksen tutkimusta.
Tutkimuksen ensimmäinen osa koostuu kirjallisuuskatsauksesta, jossa käsitellään ulkoistettuja kiinteistöjen hallintapalveluita sekä riski ja riskien hallintaa.
Teoreettinen viitekehys empiirisen tutkimuksen pohjaksi luotiin kirjallisuuskatsauksen perusteella.
Tutkimuksen toinen osuus koostuu puolestaan empiirisestä osiosta, jossa testattiin teoreettisen viitekehyksen toimivuutta.
Empiirinen tutkimus toteutettiin usean tapauksen tutkimuksena, jossa haastateltiin neljää Newsec Asset Management Oy:ssä ulkomaisien kiinteistöjen hallinta asiakkuuksien parissa työskentelevää asiakasvastaavaa.

Tutkimus esittelee riskikartan, joka pitää sisällään riskejä sekä yleisiä riskien hallintatyökaluja eri riskiluokista.
Käytettyjä riskiluokkia on neljä; vahinkoriskit, henkilöriskit, toiminnalliset riskit sekä liiketoimintaympäristölliset riskit.
Riskikartta tarjoaa ulkomaisien kiinteistöjen hallinta asiakkuuksien parissa työskenteleville yrityksille hyvän lähtökohdan omaan riskien hallintaan ja hallintaprosessin kehittämiseen.
