Ghana
Abstract (eng): The basic needs of life have always been food, clothing and shelter.
Shelter amongst the various basic needs, is the only one without which man cannot attain the heights of his ability.
It is the utmost desire of everyone to have a decent shelter.
Ghana has an estimated population of 24 million at present (based on projections from the 2000 population and housing census).
With a growth rate of about 2.4 %, the biggest problem is how to provide houses for this rising population.
The need therefore has been created for private developers and corporate bodies to help produce housing.
This study seeks to bring out the characteristics of Ghana's housing, identify the problems facing the housing sector and develop appropriate recommendations to help mitigate the problems of housing.

Among the major problems identified were the acquisition of undisputed land titles, finance, persistent increase in prices of building raw materials, development and building permits acquisition.
Land acquisition is the major problem faced by developers.
It was discovered that much of the problem do not lie in the initial stages of the housing development process - initiation, evaluation, design and costing etc.

To mitigate these problems, recommendations were made at the end of the study.
It is recommended that a land information system be put in place to support the government land administration project.
It is also further recommended that attention be paid to the development of the local building industries, rural housing development programmes, implementation of good macroeconomic policies to combat inflation in Ghana, and the development of a secondary mortgage market.
A collaborative effort of all stakeholders involved in housing is thus required to help improve the housing situation in Ghana.
