Abstract (eng): | Climate change causes global warming, which can essentially be controlled through changes in energy production and consumption. In Finland, a large amount of energy is consumed per capita, buildings being the major cause. A variety of certification schemes have been developed to assess the impact of buildings on the environment. The aim of this thesis was to study the features of the Energy Star label, and the requirements these standards set on a property. Another aim was to produce concrete ISS models and process descriptions required by the Leadership in Energy and Environmental Design (LEED) scheme for illustrating the Energy Star energy management tool and knowledge necessary for starting the calculation. Furthermore, the aim was to assess the current Energy Star label and its level of complexity to Finnish real estate. These results are then compared with the Finnish energy statistics and energy indications and with the required levels defined for other countries by the Energy Star. The study consists of two phases, partly a descriptive and partly a normative study. The theory was based on a literature research, which was complemented by an empirical case study. The case study emanated findings on the calculation of Energy Star points in practice. The methods supported each other well, as the practical examples were bound to reality by theoretical considerations and the usefulness of the empirical evidence was confirmed by the theoretical analysis. Three relevant results were obtained through this study. The first result was a description of the Energy Star energy calculation of and management of the scheme and the application of the conditions to the Finnish circumstances. Secondly, a Finnish case-study project was executed which complied with the conditions set by LEED for the Energy Star label. Thirdly, an Energy Star process tailored for ISS was created. Based on the case study, it was found that the consumption of electricity significantly influences the number of Energy Star points gained. Heating energy consumption is only the second most important factor. However, water consumption did not affect the Energy Star points to any extent. As basis of calculation, Energy Star uses the weather-normalization of data method. Finland was ranked to the top in the international comparison. Our strict building regulations may be the reason for that. ISS produces 80 % the required information for calculating the Energy Star points, and obtains the remaining 20 % from the contact person of its client. In principle, this was an encouraging result. |
Abstract (fin): | Ilmastonmuutos aiheuttaa globaalia ilmaston lämpenemistä, jonka torjunta riippuu keskeisesti energian tuotannossa ja kulutuksessa tehtävistä muutoksista. Vaikka Suomessa käytetään paljon energiaa henkeä kohti, rakennukset ovat suurin energiankulutuksen aiheuttaja. Rakennusten ympäristövaikutusten arvioimiseksi onkin maailmanlaajuisesti kehitetty erilaisia sertifiointijärjestelmiä. Tämän tutkimuksen tavoitteena oli perehtyä kiinteistöjen Energy Star -merkintöihin ja niiden asettamiin vaatimuksiin kiinteistölle. Tavoitteena oli myös tuottaa konkreettiset ISS -mallit ja prosessikuvaukset LEED -systematiikan vaatimista Energy Star -energianhallintatyökalun edellyttämistä lähtötiedosta ja laskennasta. Lisäksi tavoitteena oli arvioida nykyisen Energy Star -merkinnän vaativuustaso suomalaisille kiinteistöille, verrata niitä sekä Suomen energiankulutustilastoihin, energiamerkintöihin että muille maille Energy Starissa asetettuihin vaativuustasoihin. Työ oli kaksivaiheinen ja toteutettiin osittain deskriptiivisenä osittain normatiivisena tutkimuksena. Teoria pohjautui kirjallisuustutkimukseen, jota täydensi CASE -luonteinen empiirinen osuus. CASE -kohteeseen pohjautuvista havainnoista saatiin tulokset kuinka Energy Star -pisteiden laskenta käytännössä toimii. Menetelmät tukivat hyvin toisiaan, sillä käytännön esimerkit sitoivat teoreettisen tarkastelun todellisuuteen ja aiheen teoreettinen tarkastelu puolestaan vahvisti empiirisen aineiston käyttökelpoisuutta. Tutkimuksen pohjalta saatiin kolme konkreettista tulosta. Ensimmäinen niistä oli kuvaus kiinteistöjen Energy Star energiankulutuksen laskennan ja hallinnan systematiikasta sekä soveltamisesta Suomen olosuhteisiin. Toisena sovellettiin LEEDin edellyttämää Energy Star - merkin toteuttamisprosessia valittuun suomalaiseen CASE -kohteeseen. Kolmantena luotiin ISS:lle räätälöity Energy Star -prosessi. CASE -kohteen pohjalta todettiin, että sähkönkulutuksella oli suurin merkitys Energy Star - pisteissä. Vasta toiseksi suurin merkitys oli lämmitysenergiankulutuksella. Vedenkulutuksella sen sijaan ei ollut merkitystä Energy Star -pisteisiin. Energy Star käyttää sääkorjattua dataa pistelaskennan perusteena. Suomi sijoittui kansainvälisessä pistevertailussa kärkipäähän, peruste hyvälle sijoitukselle voivat olla maamme tiukat rakentamismääräykset. ISS tuottaa Energy Star -laskentaan vaadittavista tiedoista itse 80 % ja loput 20 % se saa asiakkaan yhteyshenkilöltä. Tämä oli varsin rohkaiseva tulos. |
