Logging on to the customer computers

  • Aalto University staff members log on to the customer computer using the Aalto username and password.
  • Other customers log on using a shared username and password.

Opening a thesis

  • On the desktop of the customer computers, you will find an icon titled:

    Aalto Thesis Database

  • Click on the icon to search for and open the thesis you are looking for from Aaltodoc database. You can find the thesis file by clicking the link on the OEV or OEVS field.

Reading the thesis

  • You can either print the thesis or read it on the customer computer screen.
  • You cannot save the thesis file on a flash drive or email it.
  • You cannot copy text or images from the file.
  • You cannot edit the file.

Printing the thesis

  • You can print the thesis for your personal study or research use.
  • Aalto University students and staff members may print black-and-white prints on the PrintingPoint devices when using the computer with personal Aalto username and password. Color printing is possible using the printer u90203-psc3, which is located near the customer service. Color printing is subject to a charge to Aalto University students and staff members.
  • Other customers can use the printer u90203-psc3. All printing is subject to a charge to non-University members.

Abstract (eng): This thesis aims to chart and categorize the different types of senior housing facilities.
The main focus is on sites built by YIT Construction Inc. but a number of foreign sites have also been added.
The purpose of this is to provide guidelines for the establishment of a new senior's housing concept for YIT Construction Inc.
All in all, 17 YIT Construction Inc. sites, and four foreign sites were reviewed, and graded according to the Kutri classification of quality class system.

The attributes observed in the Kutri system are: housing environment, housing unit, apartment, and the services available to the occupants.
Each attribute is divided into separately graded criterion.
The score attained in each criterion will determine the quality class classification of each site, graded from A to E, A being the highest score and E the lowest.

Location situated in the greater Helsinki area attained quality classes of either C or D, the ones the ones in Tampere area a B through D and the Lahti are ones a C.
The greatest internal variance was within the Oulu area, which attained quality classes of B, D and E.
Modification and improvements made during construction as well as service packages not originally included were found to have a great impact on the quality classes of the sites they were applied to.
Out of nine sites where modifications were possible, five attained a better quality class when modifications were taken into account.

Foreign locations gained quality classes of C trough E, modifications considering quality classes C and D.
Foreign sites stressed the occupants feeling of security, but on the other hand, accessibility was barely considered at all.
This research shows that in domestic locations accessibility was highly prioritized.
To stand out from the competition in senior housing, it is necessary to stress the availability and quality of the services available in addition to excellent accessibility.
The senior's housing concept under development should aim for a prevalent solution which would attain quality class C and at least half the available points in every attribute.
It is necessary to investigate the possibility of developing outdoors areas.
This is seen as a potential edge over competitors in the housing market.

In the future senior housing should not be dependant on the market realities in their geographic location, nor force inhabitants into specific categories.
Rather senior housing should be flexible and adjustable, able to encompass all forms of senior housing in one location.
That is to say that in the future we should not concentrate on building special housing, but rather building especially good housing.
Abstract (fin): Tutkimuksen tavoitteena on kartoittaa, minkälaisia senioriasumisen kohteita YIT Rakennus Oy:ssä ja maailmalla on aikaisemmin toteutettu, ja saatujen tulosten perusteella määrittää YIT Rakennus Oy:lle suuntaviivoja uuden senioriasumisen liiketoimintakonseptin luomiseksi.
Tutkimuksessa käytiin läpi 17 YIT Rakennus Oy:n ympäri Suomen toteuttamaa ja neljä ulkomaista senioriasumiskohdetta, joille kullekin määritettiin laatutasoluokka Kutri-laatutasoluokitusmenetelmää käyttäen.

Luokituksen mukaiset kohteiden tarkasteltavat osa-alueet ovat asuinalue, asuintalo, asunto ja kohteessa tarjottavat palvelut.
Kukin osa-alueista on jaettu yksittäisiin arvioitaviin kriteereihin, joiden avulla määritetään tarkasteltavan kohteen laatutasoluokka asteikolla A - E parhaasta heikoimpaan.

Pääkaupunkiseudulle sijoittuvat kohteet sijoittuivat perusratkaisuillaan laatutasoluokkiin C ja D, Tampereen alueen kohteet laatutasoluokkiin B - D ja Lahden alueen kohteet luokkaan C.
Suurin alueen sisäinen vaihtelu oli Oulun alueen kohteissa, jotka sijoittuivat luokkiin B, D ja E.
Rakentamisvaiheessa toteutettavilla asuntoon tehtävillä muutostöillä ja perustasoon kuulumattomilla tarjottavilla palvelupaketeilla todettiin olevan suuri merkitys kohteiden saavuttamiin laatutasoluokkiin.
Yhdeksästä muutostyömahdollisuuden sisältäneestä kohteesta viiden laatutasoluokka parani kun muutostyöt huomioitiin arvostelussa.

Ulkomaiset kohteet sijoittuivat perusratkaisuillaan luokkiin C - E, ja muutostyöt huomioiden luokkiin C ja D.
Ulkomaisissa kohteissa korostettiin asukkaan kokemaa turvallisuutta, mutta ei juurikaan kiinnitetty huomiota asuntojen esteettömyyteen.

Tutkimus osoitti, että kotimaisissa kohteissa parhaiten oli huomioitu niin sisätiloissa kuin pihallakin tilojen esteettömyys.
Erottuakseen kilpailijoistaan senioriasumisen suunnittelussa tulisi panostaa määräysvaatimuksia parempien esteettömyysratkaisujen lisäksi kohteen ja sen lähialueen palveluntarjontaan.
Kehitettävän senioriasumisen konseptin tulisi pyrkiä kokonaisratkaisuun, jolla saavutettaisiin Kutri-laatutasoluokituksen mukainen laatuluokka C, ja jokaisella osa-alueella vähintään puolet osa-alueen maksimipisteistä.
Ulkotiloihin panostamisen merkitystä seniorien kokemaan viihtyvyyteen tulisi jatkossa tutkia, sillä se voitaisiin tutkimuksen perusteella nähdä tulevaisuudessa mahdollisena kilpailuvalttina muihin markkinoilla oleviin seniorikonsepteihin nähden.

Tulevaisuudessa suunniteltavien senioriasuntojen ei tulisi olla rakennuspaikasta riippuvaisia, ihmisiä yhteen muottiin kategorisoivia, vaan pikemminkin monenlaisen asumisen mahdollistavia ja kaikille soveltuvia.
Toisin sanoen tulevaisuuden senioriasuntoja ja -konsepteja kehitettäessä ei pitäisi panostaa erityisasuntojen, vaan erityisen hyvien asuntojen rakentamiseen.
