Abstract (eng): | The purpose of the thesis was to survey the systematic mistakes in housing construction that take place during the building process, especially during the construction, and to suggest improvements based on the example of manufactories procedures of car industry. The procedure for correcting mistakes is based on a three-stage model developed from the procedures used by the car manufacturer Toyota. It consists, first, of determining whether systematic mistakes occur in construction; second of analysing the reasons for such mistakes; and finally, of considering solutions to eliminate the problems. Four systematic mistakes were selected from interviews to find solutions based on this solution finding procedure. The determination of the original causes of the mistakes is especially important to avoid the recurrence of the same mistakes and to remove the occurrence of such mistakes from the production. The Poka -Yoke technology, changing the production so that the occurrence of mistakes is not possible, can he adapted as a solution that eliminates plain human errors. The thesis also discusses procedures to remove safety-related mistakes during the construction process, considering that occupational safety has significantly increased in the recent years thanks to the implementation of procedures that could also be used to eliminate construction mistakes. Human mistakes were often discovered to be the cause of construction mistakes. One of the solutions to eliminate human errors in construction could be to use multi-skilled teams. The use of such teams would reduce errors that lie in the borderline areas of different phases and areas of construction work. The research determined that a company should have an internal data collection system for construction errors. The recording of errors should not be dependent on unsystematic complaints and the memory of the employees. The process of detection of errors should include all employees. The recorded incidents would create a reliable database, from which the company quality control unit or other entity could gather recurring mistakes and develop solutions to such mistakes. The solution should address the causes of the mistakes, and not merely stop at eliminating or correcting the consequences of the mistakes. |
Abstract (fin): | Tutkimustyön tavoitteena oli kartoittaa rakennusprosessin, erityisesti rakentamisen aikana esiintyviä systemaattisia virheitä asuntorakentamisessa, ja miettiä niihin parannusehdotuksia käyttäen esimerkkinä autoteollisuuden toimintatapoja. Virheiden ongelmaratkaisuprosessina käytettiin kolmivaiheista mallia, joka on sovellus autovalmistaja Toyotan toimintatavoista. Ongelmaratkaisuprosessissa selvitettiin ensin systemaattisten virheiden esiintyminen rakentamisessa, sitten tutkittiin virheiden syitä ja lopuksi mietittiin ratkaisuja ongelmien poistamiseksi. Tutkimustyössä valittiin haastattelujen perusteella neljä esimerkkivirhettä, joihin tätä ongelmaratkaisun mallia sovellettiin. Virheiden alkuperäisten syiden selvittäminen on erittäin tärkeää, jotta virheet eivät toistuisi ja jotta ne saataisiin poistettua tuotannosta kokonaan. Ratkaisussa sovellettiin Poka-Yoken tekniikkaa, jossa eliminoidaan ihmisten tekemiä yksinkertaisia virheitä, muuttamalla tuotantoa siten, ettei virheiden syntyminen ole mahdollista. Lisäksi tutkimustyössä käytiin läpi menetelmiä turvallisuusvirheiden poistamiseksi rakentamisen aikana, koska työturvallisuutta on merkittävästi parannettu viime vuosina menetelmillä, joita voidaan soveltaa myös rakennusvirheiden eliminoinnissa. Virheiden syiden selvittelyssä huomattiin rakentamisen aikana esiintyvien virheiden aiheutuvan usein inhimillisistä syistä. Yhtenä ratkaisuna inhimillisten virheiden eliminointiin rakentamisessa voi olla monitoimityökuntien käyttö. Monitoimityökuntien käytöllä vähennetään eri työvaiheiden rajapintoihin kätkeytyviä virheitä rakennusprosessissa. Tutkimuksessa havaittiin, että rakentamisen aikana esiintyvistä virheistä on tärkeää olla yrityksen sisäinen tallennusjärjestelmä. Virheiden tilastointi ei saa olla sattumanvaraisten reklamaatioiden varassa ja henkilöstön muistissa. Virheiden havainnointiin on tärkeä kytkeä koko henkilöstö. Tallennetuista havainnoista muodostuisi luotettava tilasto, josta esimerkiksi yrityksen laaturyhmä pystyisi poimimaan toistuvat virheet ja kehittämään niihin ratkaisuja. Ratkaisuissa tulisi pyrkiä poistamaan ongelman aiheuttavat syyvirheet, eikä tyytyä seurausvirheiden eliminointiin tai korjaukseen. |
