Abstract (eng): | It is widely recognized that sustainability should include also social and economic perspectives in addition to environmental one. The built environment does have significant impacts on various parts of the society within all of the fore mentioned three aspects. In addition to the aspect of studying the impacts, there is an increasing demand from the investor and analyst side for reporting, disclosing and benchmarking sustainability of investments. The need for reporting has led to development of several different sustainability reporting frameworks by various organizations globally. The Global Reporting Initiative (GRI) is a non-profit organization that works towards a sustainable global economy by providing sustainability reporting guidance. GRI has created a framework for sustainability reporting. The aim of the thesis is to study how relevant the investors of a residential real estate fund operating in Finland find the key performance indicators in the GRI sustainability reporting framework. More specifically, the lately published sector supplement for real estate and construction industry is studied. As a conclusion it is found that environmental indicators do dominate the list of key performance indicators rated most relevant. Moreover, energy efficiency dominates the issues inside the environmental agenda of the indicator set. By contrast, indicators on labour practices dominate the list of least relevant indicators. It is hypothesized that national legislation and institutions may affect how relevant certain indicators appear to investors. Studying the effect of national factors, asset class or shareholder group on the relevance of indicators along with availability of benchmark information and the effect of sustainability on valuation are the main suggestions for further study. Only few critical studies have been conducted on the applicability the GRI framework in real estate investing, and thus the thesis brings new insight on the information demand of the investors concerning various sustainability indicators. |
Abstract (fin): | Monet huomauttavat, että kestävän kehityksen tulisi sisältää myös sosiaalinen ja taloudellinen näkökulma ympäristönäkökulman lisäksi. Rakennettu ympäristö vaikuttaa merkittävästi kaikkiin kolmeen edellä mainittuun kestävän kehityksen osa-alueeseen. Vaikutusnäkökulman lisäksi sijoittajien ja analyytikkojen kysyntä kestävän kehityksen mittareiden raportoinnille ja julkaisemiselle on kasvamassa. Raportoinnin kysynnän seurauksena useat organisaatiot maailmalla ovat kehittäneet raportointiviitekehyksiä. The Global Reporting Initiative (GRI) on voittoa tavoittelematon organisaatio, joka pyrkii edesauttamaan kestävää maailmantaloutta tarjoamalla kestävän kehityksen raportointiohjeistoa, jonka se on kehittänyt. Tämän työn tarkoituksena on tutkia, miten olennaisina Suomessa toimivan asuinkiinteistörahaston sijoittajat pitävät GRI-raportointiviitekehyksen suorituskykymittareita. Työssä testataan hiljattain julkaistua alakohtaista raportointiohjeistoa rakennus- ja kiinteistöalalle. Työn johtopäätöksenä todetaan, että ympäristöasiat hallitsevat olennaisimmiksi arvotettujen suorituskykymittareiden listaa. Ennen kaikkea energiatehokkuus hallitsee ympäristönäkökulmaa. Vastaavasti vähiten olennaiseksi arvotettujen indikaattoreiden listaa hallitsevat työoloja ja työkäytäntöjä kuvaavat indikaattorit. On mahdollista, että kansallinen lainsäädäntö ja instituutiot vaikuttavat siihen, miten olennaiselta joidenkin indikaattoreiden raportoiminen sijoittajista tuntuu. Näiden kansallisten vaikutusten, sijoitustyypin sekä sidosryhmän vaikutus indikaattoreiden olennaisuuteen yhdessä mittareihin liittyvän benchmark-tiedon saatavuuden sekä kestävän kehityksen vaikutuksen kiinteistöarviointiin kanssa esitetään tämän työn tärkeimmiksi jatkotutkimuksen aiheiksi. GRI-ohjeistosta ja viitekehyksestä on tehty varsin vähän kriittisiä tutkimuksia kiinteistösijoittamiseen liittyen, joten tutkimus tuo lisätietoa sijoittajien tietovaatimuksista useita kestävän kehityksen mittareita kohtaan. |
