Abstract (eng): | Shopping centers often have a wide range of tenants which can be quite distinct from each other. Turnover is rapid in shopping center premises and different tenants have different needs for shop equipment. Due to these factors tenant fit outs are quite common in shopping centers. However, the solutions made by tenants can have a significant impact on the energy- and environmental efficiency of the whole shopping center. The purpose of this study was to find ways to influence the energy and environmental efficiency in those shopping center premises, where tenant fit outs are being carried out. The aim was to find means for the tenants to implement environmentally friendly solutions in best ways and also tools for the landlord to support and guide the tenants throughout the process. The methods of this study were literature review and interviews. The aim of the literary research was to examine environmental impacts of the built environment, and to observe the shopping center sector in Finland. The interviews were used to gather information, views and opinions on different eco efficient fit out solutions. The interviewed people included shopping center managers, property managers and shopping center tenants. There were 12 interviews made altogether, of which seven were landlord representative interviews (shopping center managers and property managers) and five were tenant interviews. The main themes found in the study were electricity consumption, waste, water, materials and interaction between the landlord and tenant. Reducing electricity consumption and making waste management more effective were regarded as the most important ways to reduce environmental impact of the premises. These were also considered to be the easiest ones for the tenant to carry out. The landlord can support the tenant throughout this process by giving guidelines to the tenant both in writing and orally. |
Abstract (fin): | Kauppakeskusvuokralaisten monimuotoisuus, nopea vaihtuvuus ja monenlaiset tarpeet tilojen varustelulle luovat muutostarpeita kauppakeskuksen liiketiloille. Uuden vuokrasuhteen alkaessa on tavallista, että vuokralainen haluaa toteuttaa muutostöitä toimitiloissaan. Näiden muutostyöhankkeiden yhteydessä tehtävillä suunnitteluratkaisuilla voi olla kuitenkin suuri vaikutus koko kauppakeskuksen energian- ja vedenkulutukseen sekä muihin ympäristövaikutuksiin. Tämän takia vuokranantajan näkökulmasta on mielekästä jossain määrin ohjata vuokralaisen toteuttamaa muutostyöprosessia. Tutkimuksen tarkoitus oli löytää keinoja vaikuttaa liiketilan energia- ja ympäristötehokkuuteen muutostyöprosessin yhteydessä. Tavoitteena oli selvittää mihin energia- ja ympäristöasioihin kauppakeskusvuokralainen voi vaikuttaa ja kuinka kauppakeskus voi tukea vuokralaista toteuttamaan ympäristötehokkaita ratkaisuja. Tutkimusmenetelminä käytettiin kirjallisuustutkimusta ja asiantuntijahaastatteluja. Kirjallisuustutkimuksen tavoitteena oli luoda katsaus rakennetun ympäristön ja kauppakeskusten ympäristövaikutuksiin. Haastattelututkimuksen pohjalta pyrittiin tuomaan esiin muutostyöhankkeisiin osallistuneiden tahojen käsityksiä siitä, kuinka energia- ja ympäristöasiat tulisi huomioida prosessin edetessä. Haastattelututkimukseen valikoitui muutostyöhankkeissa vuokranantajan tai vuokralaisen puolella toimineita henkilöitä. Puolistrukturoituja teemahaastatteluja tehtiin yhteensä 12, joista kauppakeskusjohdon ja ylläpidon edustajien haastatteluja oli yhteensä seitsemän ja kauppakeskusvuokralaisten haastatteluja viisi. Tutkimuksessa esiin nousseita teemoja olivat sähkönkulutus, jätehuolto, vesi, materiaalit sekä vuorovaikutus vuokralaisen ja vuokranantajan välillä. Sähkönkulutuksen vähentämistä ja jätehuollon toimivaa järjestämistä vuokralaisten liiketiloissa pidettiin merkittävimpinä koko kauppakeskuksen ympäristökuorman vähentämisen kannalta. Vuokralaisilla nähtiin olevan parhaat mahdollisuudet erilaisin toimenpitein edistää sähkönsäästöä sekä nostaa jätteiden hyötykäyttöastetta. Kauppakeskus voi tukea vuokralaista prosessin aikana tässä tavoitteessa ohjeistamalla vuokralaista kirjallisesti ja suullisesti. |
