Abstract (eng): | The impact of procurement to a company's profitability is significant. Usually the total cost of procured services in a construction project is 60-80%. Thus procurement activities have a central strategic role when companies develop their operations and try to improve their competitiveness. The purchase price is only a portion of procurement's costs. Total procurement costs include both direct and indirect costs such as: purchase price, purchasing side-costs, product handling, tariffs and taxes, hauling, storing, overhead, financing, overdue fines penalties, post-delivery, reclamation, returned goods losses and research and development costs. Procurement development should be directed to lowering the total costs of procurement and not only in lowering direct purchase costs. With BIM (Building Information Modeling) technology an accurate virtual model of a building is constructed digitally, which include the accurate geometry and other information, that support the construction, fabrication and procurement activities through which the building is realized. According to literature BIM has noticeable benefits though all project phases. The most important areas in procurement development are operating efficiency development, overall development, and IT development, developing electrical procurement methods and developing supplier management. The present focus for companies when measured in financial investments is developing electrical procurement methods and strategic development. This study investigated the present usage of BIM and noted benefits of using BIM in procurement in a case company as compared to traditional procurement methods. The study was made with a questionnaire to procurement personnel and theme interviews with specialists. The results revealed that both BlM usage and personnel proficiency with them are low and as such there were no considerable benefits from using BlM. It was also noted that benefits increase as user proficiency rises so it is essential to increase the net usage of BIM for users gain experience and receive all the benefits therein. In the hands of a seasoned user the amount of time used in calculating measured is reduced drastically. A lack of designer know-how is limiting the beneficial use of BIM. Another hindrance is the multitude of available programs and their lack of interoperability. |
Abstract (fin): | Hankintatoimen vaikutus yrityksen kannattavuuteen on huomattava. Hankintojen osuus rakennushankkeiden kokonaiskustannuksista on tyypillisesti 60 - 80 prosenttia. Hankintatoiminnalla on siten keskeinen strateginen asema yritysten kehittäessä toimintaansa ja parantaessa kilpailukykyään. Ostohinta muodostaa vain osan hankinnan kustannuksista. Kokonaiskustannukset muodostuvat sekä suorista että epäsuorista kustannuksista, kuten ostohinnasta, ostamisen sivukustannuksista, tavarankäsittelykustannuksista, tulleista ja veroista, huolinnasta, varastoinnista, tarkastuksista, hallintokuluista, rahoituskuluista, myöhästymisseuraamuksista sekä jälkitoimitus-, reklamaatio-, palautus- ja kehittämiskustannuksista. Hankintatoimen kehittäminen tuleekin kohdistaa kokonaiskustannusten eikä vain suorien kustannusten laskemiseen. Tietomallintamisessa rakennuksesta tehdään digitaalinen virtuaalinen malli, joka sisältää rakennuksen tarkan geometrian ja muut tiedot, jotka tukevat rakennuksen rakentamista ja hankintatoimea. Kirjallisuuden mukaan tietomallintamisesta on huomattavia hyötyjä rakennusprojektien eri vaiheissa. Kehittämisen tärkeimpiä osa-alueita ovat operatiivinen kehittäminen, yleinen kehittäminen, IT-kehittäminen, sähköisen hankintatoimen kehittäminen sekä toimittajarajapintaan liittyvä kehittäminen. Rahassa mitattuna kehittämisen painopistealueet yrityksissä tällä hetkellä ovat yleensä sähköisen hankintatoimen kehittäminen ja strateginen kehittäminen. Tässä tutkimuksessa selvitettiin case kohteessa tietomallien käyttämisen nykytilaa sekä tietomallin käyttämisestä todettuja hyötyjä hankintatoimelle verrattuna perinteiseen hankintatapaan. Tutkimus tehtiin käyttäjäkyselynä hankintatoimihenkilöille sekä asiantuntijoiden teemahaastatteluilla. Tutkimuksessa todettiin, että sekä tietomallien käyttäminen että käyttäjien kokemus olivat vähäistä ja siten tietomallien hyötyjä ei juurikaan todettu olevan. Hyödyt kuitenkin kasvavat käyttäjän kokemuksen karttuessa, joten oleellisinta niiden hyödyntämisessä on lisätä käyttämisen määrää ja siten kasvattaa käyttäjien kokemusta. Kokeneen käyttäjän käsissä erityisesti määrälaskentaan kuluva aika vähenee radikaalisti. Tietomallien hyödyntämistä rajoittaa myös suunnittelijoiden osaamisen puute sekä ohjelmistoalustojen yhteensopimattomuus. |
