Abstract (eng): | Non-listed real estate fund business has faced intense development during the past decade. So far the research of the branch has concentrated mostly on the investor perspective. This study examines significance of strategic specialization from real estate fund manager's point of view. The managers referred in this study are responsible of the real estate funds daily managerial operations. The aim of this study is to answer following research questions: Why the managers' business operations would be specialized? Ts strategic specialization detected from the business operations of the managers? If specialization is perceived, how specialization appears in the managers' business? Answers for the first research question are searched through a literature review. The literature survey makes us familiar with the special characteristics of the non-listed real estate funds, fund managers operational environment and earnings principles. In addition we make a review of specialization theories in the literature survey. The empirical part of the study is conducted as a data survey. We aspire to answer the latter two research questions through the empirical part of the study. As conclusion of the study we find out that specialization within the business branch is typical for the non-listed real estate fund managers despite the narrow economic competition field of the sector. Through specialization the managers pursue a competitive advantage compared to business rivals. As outcome of the empirical study the researched group of funds is clustered into six different strategy profiles. The clustering is based on strategic characteristics of the funds - Fund managers' level - of specialization is researched by comparing the emerged fund strategy clusters and managers. Outcome of the comparison proves clearly that majority of the managers concentrate on single strategic cluster. The conducted survey method did not reveal the order of importance regarding the applied fund strategy variables. Based on the analysis of the emerged strategy clusters we can nevertheless state that following fund features are remarkable for strategy cluster formation and thereby also for the manager specialization: vehicle domicile, style, structure (open/closed-ended), gross asset value, number of properties, number of institutional investors, target country (single Country or diversification) and target sector. |
Abstract (fin): | Listaamattomien kiinteistörahastojen liiketoiminta on kehittynyt voimakkaasti viimeisen vuosikymmenen aikana. Liiketoimintaa on tutkittu tähän mennessä pääasiassa sijoittajakäyttäytymisen näkökulmasta. Tässä tutkimuksessa tarkastellaan strategisen erikoistumisen merkitystä rahastojen päivittäisestä hallinnoinnista vastaavien managereiden näkökulmasta. Tutkimusongelmana esitetään seuraavat kysymykset: Miksi managereiden liiketoiminta on mahdollisesti erikoistunutta? Onko managereiden liiketoiminnassa havaittavissa strategista erikoistumista? Jos erikoistumista havaitaan, miten erikoistuminen tulee ilmi managereiden liiketoiminnassa? Ensimmäiseen tutkimuskysymykseen etsitään vastauksia kirjallisuuskartoituksella, jossa perehdytään kiinteistörahastojen erityispiirteisiin ja managerin liiketoiminnan ympäristötekijöihin sekä ansaintalogiikkaan. Lisäksi luodaan lyhyt katsaus erikoistumiseen teoriaan. Tutkimuksen empiirinen osuus suoritetaan aineistotutkimuksena, jonka perusteella pyritään vastaamaan kahteen jälkimmäiseen tutkimuskysymykseen. Johtopäätöksissä todetaan, että managereiden liiketoiminta on tyypillisesti hyvin erikoistunutta. Kapeasta kilpailukentästä huolimatta toimialalla on havaittavissa erikoistumista suppeisiin rahastosegmentteihin. Näin toimiessaan managerit pyrkivät pääsemään markkina-asemaan, jolla saavutetaan kilpailuetu kilpailijoihin nähden. Aineistotutkimuksessa tutkimusjoukon rahastot jaetaan strategisten ominaisuuksiensa perusteella kuuteen erilaiseen klusteriin, eli strategiaprofiiliin. Managereiden erikoistumisen taso paljastuu kun rahastojen strategiaprofiilijakoa verrataan tutkimusjoukon managereihin. Vertailun perusteella ilmenee, että pääosa managereista keskittyy selvästi vain yhden rahastoprofiilin kilpailukenttään. Erikoistumiseen vaikuttavien muuttujien tärkeysjärjestystä ei voitu määritellä sovelletun menetelmän perusteella. Strategiaprofiilien analysoinnin perusteella, klustereiden muodostumiseen, ja siten myös managereiden erikoistumiseen, vaikuttavat selkeimmin, rahastojen seuraavat ominaisuudet: rekisteröintivaltio, riskiprofiili, rakenne (vaihtuva- vai kiinteäpääomainen), bruttotasearvo, varallisuuteen kuuluvien kiinteistöjen lukumäärä, institutionaalisten sijoittajien lukumäärä, sijoitusten kohdealueet (vain yksi valtio tai hajautus) ja kohteena oleva kiinteistösektori. |
