Abstract (eng): | Nearly a quarter of the maintenance costs in an apartment house consist of the heating costs. The continuous increase in the energy prices has affected the whole construction business. Nowadays also the developers are interested in the possibilities to save energy. Also alternative solutions are evaluated. In this case study 4 alternative heat production methods are evaluated. The compared methods are geothermal heating, oil heating, and district heating and wood pellet heating. The comparison is done by evaluating the life cycle costs of each heat production method. This research is done as a case study based on an on going construction project in Suurpelto, Espoo. If taken just the investment costs in consideration, geothermal heating is the most expensive heat production method. If the financial evaluation is done based on the so called Life Cycle Costs (50 years time span), geothermal heating is the most inexpensive heat production method. Advantages of the geothermal energy are the favourable price of the heating energy and the rather minor need for space in heat distribution room. As an advantage can also be seen the possibility for rapid deployment already during the construction phase. Even if the use of geothermal heating is known in Finland since 1970 it has made breakthrough just in the last few years. As a disadvantage can be seen the considerable investment price and the lack of long-term experience in large scale energy fields. Although the geothermal heating can be seen as an environmentally friendly heat production method, it can not be used always. Even if the ground circumstances are suitable for the use of geothermal heating, community does not always allow drilling a geothermal well. For example Helsinki City is planning on prohibiting the geothermal heating in many areas. This is because Helsinki City perceives that the boreholes (thermal wells) are a possible threat for the existing and for the upcoming underground infrastructure. |
Abstract (fin): | Lähes neljäsosa asuinkerrostalon hoitokustannuksista muodostuu lämmityskustannuksista Jatkuva energian hinnannousu on saanut rakennuttajatkin miettimään vaihtoehtoisia lämmöntuotantomuotoja. Tässä tapaustutkimuksessa vertaillaan espoolaisen asuinkerrostalokohteen kalliolämpöön perustuvan lämpöpumppulämmityksen öljylämmityksen, kaukolämmityksen ja puupellettilämmityksen elinkaarikustannuksia investointilaskentamenetelmin. Kymmenien vuosien aikajänteellä, investointikustannuksiltaan huomattavan kallis kalliolämpöön perustuva lämpöpumppulämmitys on elinkaarikustannuksiltaan vertailluista selvästi edullisin lämmöntuotantomuoto tarkastellussa kohteessa. Kalliolämmön etuja muihin tarkasteltuihin lämmöntuotantomuotoihin verrattuna ovat edulliset käytönaikaiset kustannukset, tekniikan vaatima vähäinen tila sekä melko nopea käyttöönotto rakennusaikana. Toisaalta kalliolämmön investointikustannukset ja tekniikan uusiminen on hintavaa. Lisäksi kalliolämmön hyödyntäminen suurissa kohteissa on Suomessa melko uutta, joten pitkäaikaista käyttökokemusta Suomen oloista ei vielä juurikaan ole. Aina kalliolämpöä ei voida hyödyntää, vaikka olosuhteet sen käytölle olisivat otolliset. Kaupungit ja kunnat voivat kaavoituksellaan jopa määrätä uudisrakennusten lämmöntuotantomuodon. Muun muassa Helsingin kantakaupungissa tultaneen kalliolämmön käyttö kieltämään lähitulevaisuudessa kokonaan, jotta lämpökaivot eivät estäisi mahdollista maanalaista rakentamista tai muodostuisi vaaraksi olemassa olevalle maanalaiselle infrastruktuurille. |
