Abstract (eng): | The objective this thesis was to develop effectiveness indicators of founder contracting in the house building business of the target company. The old indicators for founder contracting in the company served as the starting point for this development. The greatest weaknesses in these old indicators were that they overemphasized production and that their usability was poor. The subject of this study arises from the general profitability problems of companies in the building trade and from the constant need of the subscriber company to develop its operations. Founder contracting can be considered commercially challenging and complex because it combines both the constructor's and contractor's functions. These functions are not always analogous in their objectives. However, successful founder contracting requires the success of both business sectors. This study begins by providing a literature review of related research and with the old indicators in use. The literature review especially focuses on theories related to construction, building, and company measurement and indicator models. Influenced by this literature surveyed, the old indicators were developed further together with the experts of the target company to measure the processes of founder contracting. During the development of these indicators the participants held several discussions, allowing the expert of the target company to share their own information & skills to benefit the development of this tool. As a result of this study, 29 indicators were created that examine founder contracting from five different viewpoints. These indicators were divided into sectors according to the point of view: economy, process, customer, work safety and environment and energy. It was possible to divide the indicator group into reasonable units with the help these points of views and to follow their development. For the sake of the definition and exactness of indicators, indicator cards were created from every indicator. In order to be able to get a general view of the indicators, a measuring tool was developed in this study. Using this tool with the help of the indicators, the evaluation of targets is possible. To gain a better understanding of the functionality of the indicators, these indicators were tested at six old sites of the target company. According to this testing, the created effectiveness indicators of founder contracting function wen but have a tight grading scale. The real functionality of the created indicator will be seen in the future. |
Abstract (fin): | Työn tavoitteena oli kehittää kohdeyrityksen asuntotuotantoliiketoiminnan perustajaurakoinnin tehokkuuden mittareita. Kehittämisen lähtökohtana toimi yrityksen vanha perustajaurakoinnin mittaristo. Vanhan mittariston suurimpia puutteita olivat sen mittarien tuotantopainotteisuus sekä huono käytettävyys. Työn aihe kumpuaa sekä rakennusalan yritysten yleisistä kannattavuusongelmista että tilaajayrityksen jatkuvasta tarpeesta kehittää toimintaansa. Liiketoiminnallisesti perustajaurakointia voidaan pitää haastavana ja kompleksisena, koska siinä yhdistyvät sekä rakennuttajan että urakoitsijan toiminnot. Nämä toiminnot eivät kuitenkaan aina ole tavoitteiltaan yhtenevät. Menestynyt perustajaurakointi edellyttää kuitenkin kummankin liiketoimintaosa-alueen onnistumista. Työ aloitettiin tutustumalla sekä aiheeseen liittyvään alan kirjallisuuteen että käytössä olevaan vanhaan mittaristoon. Kirjallisuudesta kartoitettiin erityisesti rakennuttamisen, rakentamisen, yritysmittaamisen ja tunnuslukumallien teoriaa. Alan kirjallisuuden viitoittamana vanhaa mittaristoa kehitettiin paremmin perustajaurakoinnin prosesseja mittaavaksi yhdessä kohdeyrityksen asiantuntijoiden kanssa. Mittariston kehityksen aikana käytiin useita mittaristokeskusteluja, joissa kohdeyrityksen asiantuntijat pystyivät antamaan omaa tieto-taitoaan mittariston kehitysprojektiin. Työn tuloksena syntyi 29 kappaletta viidestä eri näkökulmasta perustajaurakointia mittaavaa mittaria. Näkökulmat, joiden avulla mittarit jaettiin aihepiireittäin, ovat talous, prosessi, asiakas, työturvallisuus sekä ympäristö ja energia. Näkökulmien avulla mittarijoukko pystyttiin jakamaan järkeviin kokonaisuuksiin, joiden kehittymistä on mahdollista seurata. Mittarien määrittelyn ja tarkkuuden vuoksi jokaisesta mittarista luotiin mittarikortit. Mittariston kokonaiskuvan aikaan saamiseksi mittariston arviointiin kehitettiin mittarointityökalu, joka täyttämällä kohteiden arviointi mittarien avulla on mahdollista. Jotta mittarien toimivuudesta saatiin käsitys, testattiin luotua mittaristoa kohdeyrityksen kuudella vanhalla kohteella. Tehdyn testauksen mukaan luotu perustajaurakoinnin tehokkuuden mittaristo on toimiva, mutta arvosteluasteikoltaan tiukka. Luodun mittariston todellisen toimivuuden tulee näyttämään tulevaisuus. |
