Abstract (eng): | The intention of this thesis is to analyse the future prospects for sustainable real estate fund investment in the European property market. Increased understanding of the benefits of sustainable practices within tenants, investors and developers has brought sustainability into the mainstream. However, investors have not fully incorporated those benefits into the non-listed real estate funds. The aim of the examination is to identify the current and future market issues and driving factors through sustainable buildings to interpret the growth of sustainable investments and the future of sustainable real estate funds. The empirical part of the study was conducted by interviewing 29 real estate experts focused on asset management, investment or advising services in London, Paris, Amsterdam and Helsinki. The purpose of the interviews was to find valid data and analyse real estate experts' thoughts about the greening real estate market and sustainable funds. The thesis found that sustainability is considered to be more than just a trend in the European property market. Sustainable real estate investments in funds were forecasted to continue to grow slowly because of the amount of existing stock. The most significant finding of the study was that a boom in the sustainable real estate market will happen but in a different context than was initially assumed. Experts did not expected many branded new green funds to become to the market implicating that formed sustainable funds would stay as a niche. The results implicate that the boom will occur among the existing stock as sustainable practices are slowly greening the brown. In the long-run sustainability will integrate into all funds standardising the main market green and leaving a niche for radical green. The results also showed that there will be sustainable funds which consist of new construction, concentrate to retrofit old assets or use both of these strategies. Sustainable funds were considered to benefit from stable cash flows, lower vacancy and security against obsolescence. |
Abstract (fin): | Tämän tutkimuksen tarkoituksena on analysoida tulevaisuuden näkymiä kestävissä kiinteistörahastosijoituksissa Euroopan kiinteistömarkkinoilla. Vuokralaisten, sijoittajien ja rakennuttajien lisääntynyt tietoisuus kestävän sijoittamisen hyödyistä on tuonut kestävän kehityksen osaksi kiinteistömarkkinoiden valtavirtaa. Sijoittajat eivät kuitenkaan ole täysin sisäistäneet näitä hyötyjä listaamattomiin kiinteistörahastoihin. Tutkimuksen tavoitteena onkin tunnistaa vallitsevat kestävää sijoittamista kannustavat ja rajoittavat tekijät sekä nykyisillä että tulevaisuuden kiinteistömarkkinoilla kestävän sijoittamisen kasvun ja kestävien kiinteistörahastoiden tulevaisuuden näkökulmasta. Empiirinen tutkimus toteutettiin haastattelemalla 29 kiinteistöalan asiantuntijaa, jotka ovat erikoistuneet omaisuudenhoitoon, kiinteistösijoittamiseen tai neuvonantoon Lontoossa, Pariisissa, Amsterdamissa ja Helsingissä. Haastattelujen tarkoituksena oli löytää ajankohtaista tietoa ja analysoida asiantuntijoiden näkemyksiä vihertyvistä markkinoista ja kestävistä kiinteistörahastoista. Tutkimuksen keskeinen havainto on, että kestävyys nähdään suurempana kuin pelkkänä trendinä Euroopan kiinteistömarkkinoilla. Kestävät kiinteistösijoitukset rahastoihin nähtiin jatkuvan hitaasti pääasiassa suuren olemassa olevan kiinteistökannan takia. Tutkimuksen merkittävämpiä havaintoja oli, että kestävässä kiinteistörahastosijoittamisessa tulee tapahtumaan boomi, mutta eri yhteydessä kuin aluksi oli oletettu. Brändättyjä kestäviä kiinteistörahastoja ei odotettu enää suuressa määrin tulevan Euroopan markkinoille, vaan niiden nähtiin pysyvän markkinarakona. Tulokset osoittavat, että buumi tulee ennemminkin tapahtumaan olemassa olevassa kiinteistökannassa. pitkällä aikavälillä kestävyyden odotetaan sisäistyvän kaikkiin kiinteistörahastoihin standardisoiden markkinoilla vaaditun vihreän ja jättäen markkinaraon radikaalille vihreälle. Tutkimuksen tulosten perusteella voidaan sanoa, että kestävä kiinteistörahasto joko sijoittaa uudisrakennuksiin, kunnostaa olemassa olevia kiinteistöjä tai yhdistää näitä strategioita. Kestävien kiinteistörahastojen nähtiin hyötyvän vakaasta kassavirrasta, alhaisesta vajaakäytöstä ja turvasta vanhentuneisuutta vastaan. |
