Abstract (eng): This thesis presents methods by which noise control problems related to developer contracting of residential buildings can be minimized.
The physical phenomenons behind the problems are examined, along with the current legislation and the process by which the developer contracting takes place.

Case studies are utilized as sources for the most common problems.
These problems are then classified by the underlying physical phenomena.
Classification takes place both according to the origin of the sound and the method of transmission.

The current process used in developer contracting of residential buildings is examined.
The steps critical from a noise control point of view are identified.
Utilizing these steps, a flow chart depicting the phases in which the contractor should pay special attention to acoustics is presented.

It is proposed that the construction company should emphasize the recognition of different phases both in the planning and production phase.
Noisy areas and spaces require special attention.
The need for acoustical planning should be recognized in all phases of planning.
Important phases in production should be properly supervised.
Abstract (fin): Tämä diplomityö esittää tapoja, joilla omaperusteisen asuntotuotannon yhteydessä esiintyvät äänitekniset ongelmat minimoidaan.
Työssä perehdytään ongelmien takana oleviin fysikaalisiin ilmiöihin, lainsäädäntöön sekä rakennusyrityksen omaperusteisen asuntotuotannon prosessiin.

Rakennusyrityksen hankkeet, joissa äänitekninen ongelma on ilmaantunut luovutuksen jälkeen tai lähellä luovutusta, käydään läpi.
Hankkeissa esiintyneet ongelmat luokitellaan ongelmien takana olevien fysikaalisten ilmiöiden perusteella.
